Any project past the notified size has to register with GujRERA before the promoter can market it, take bookings, or accept a single payment. That registration puts the land title, sanctioned plans, and a committed possession date on public record, and it requires a fixed portion of buyer money to be held in an escrow account tied specifically to that project's construction, not the promoter's broader business.

How to Verify RERA Number in Gujarat

Visit the official portal at gujrera.gujarat.gov.in. There's a project or registration search section on the site meant for exactly this, and it doesn't usually require signing in for a basic lookup. Search by the project name, promoter or company name, city or district, or the registration number if one's already printed on the sales material. Gujarat has a lot of large, multi-phase townships, so if you're checking a specific tower or wing, search the overall project name first and then narrow down within the listing.

Registration Doesn't Replace Due Diligence

A GujRERA number tells you the promoter has cleared the legal and financial disclosure bar the Act sets. It doesn't tell you whether the waterproofing will hold after two monsoons, or whether the amenities shown in the brochure will actually get built. Use the registration check as your starting filter, then go see the site yourself, ask around about the promoter's earlier projects, and read the sale agreement properly before signing.
